What Is Double Closing Funding?

Double closing funding is short-term money that lets you buy a property from the seller and sell it to your end buyer back to back, usually within a few hours on the same day.

How a Double Closing Works

Two closings, one table, one day.

1. A-B Closing

You (B) buy the property from the original seller (A). Our money covers the purchase price so that first closing goes through.

2. B-C Closing

Right after, you sell the same property to your end buyer (C) at the higher price in your contract.

3. Funds Returned

Your buyer’s funds repay us at the table. We take our agreed fee and the rest of the profit is yours.

Important: both closings must happen on the same day and with the same closing agent (title company or closing attorney).

Why Investors Need Double Closing Funding

Most title companies want the first purchase fully funded before the second sale can record. If you don’t have the cash or a lender lined up, the deal stalls right there.
